REIT earnings season is often kicked off by an early report from Prologis (PLD) and once again they delivered. In addition to being the largest industrial REIT in the world, Prologis is the single biggest source of knowledge on the industrial market. Other sectors have their bellwethers, but Prologis is a bellwether on steroids. Their 2Q26 earnings report was a massive trove of information, providing the freshest data with which to analyze the whole sector.
Even though Prologis beat earnings and raised guidance substantially, the bigger market impact was in peer industrial REITs. Through our Markets Monitor, we continuously track the biggest REIT gainers and losers on a real-time basis, and 4 industrial REITs made the top 10 on 7/16/26, the day of PLD’s report.

Rexford (REXR) was up over 7.5%, STAG Industrial (STAG) was up 4%, while Terreno (TRNO) and First Industrial (FR) were each up about 3%. There was no individual news on these companies, it was just the read-through from PLD’s comprehensive report.
This article will examine the fresh batch of data. We will discuss the bullish and bearish data points for the industrial sector as well as some nuances that make certain industrial REITs better positioned than others.
Bearish data and risk factors for industrial REITs In my opinion the 2 largest risk factors for industrial are:
Supply growth USMCA uncertainty. Prologis is ramping up its development activity and they are not alone. Prologis' 2Q26 snapshot points toward industrial completions of 52-54 million square feet with another 216-227 million under construction.
PLD
Looking at a longer timeframe, new supply is expected to ramp up to levels above 2017-2019, which were fairly normal years.
Yardi Matrix
Fortunately, construction is not expected to reach the nosebleed levels of 2022 and 2023.
Certain submarkets are being hit particularly hard by supply.

These submarkets also have very high-demand growth so it is not necessarily the case that they should be avoided despite the supply boom.
On July 1st, Ambassador Greer announced that the U.S. has not renewed the trade deal between North American countries (USMCA) for a 16-year term in favor of annual renewal. It will remain in effect, but the non-renewal creates uncertainty regarding future trade. I would ask readers on each side of the aisle to put aside political views on the USMCA and consider the practical implications for industrial REITs.
Industrial REITs serve domestic manufacturing and moving of products but also derive a significant amount of demand from international trade. The USMCA oversees about $2T in annual trade between the U.S., Canada, and Mexico.
Nonrenewal of the USMCA adds a layer of uncertainty. It is entirely possible that the USMCA will be replaced by something better for the U.S. or by something worse for the U.S.
Until that happens, however, it is difficult for importers and exporters to have clarity on future operations which could cause hesitancy for industrial tenants to sign up for 10-year leases. Thus, we view the uncertainty as inherently delaying some demand regardless of the eventual outcome.
For the most part, these bearish factors were already known prior to Prologis’ earnings. We believe the report had an extremely positive response in the sector because most of the fresh data was bullish in nature.
Fresh bullish data points Prologis’ earnings call had an overarching theme of a positive inflection point for the sector. In previous calls they anticipated a positive inflection, but it is quite a bit more convincing when the inflection actually shows up in the data.
Industrial REITs have maintained very strong same-store NOI growth throughout the entire downturn on the back of mark-to-market. Even though market rents were flat to slightly down sequentially in previous periods, REITs were replacing 10-year-old leases at current market rates which are much higher than 10 years ago.
Per a Yardi Matrix outlook:
“Leases signed in the past 12 months averaged $10.06 per square foot, $0.94 above in-place rents”
Thus, the “weakness” in the industrial sector in 2024 through early 2026 never filtered through to earnings with just about the entire sector showing strong AFFO/share growth. Analysts were merely concerned that the weak market rate growth would cause the mark-to-market to eventually dry up.
That was the major inflection point in Prologis’ report. Market rents have resumed growth which preserves the positive mark-to-market.
PLD’s CFO Tim Arndt discussed this on the 2Q26 earnings call:
“Notably, our portfolio lease mark-to-market remained unchanged from the prior quarter at 17% on a net effective basis, fully replenishing our embedded NOI opportunity of nearly $800 million available without any further market rent growth.”
Market rates are rising again as broad based demand caused net absorption to exceed new supply. Arndt continued:
“Customer demand is broadening with notable and growing strength across e-commerce, advanced manufacturing”
Occupancy rose on 66 million square feet of net absorption in 2Q26 nationally per Arndt’s statement:
“U.S. net absorption totaled 66 million square feet in the second quarter, a strong result and the highest level since 2022. This contributed to vacancy declining to 7.2%, while market rents increased approximately 70 basis points”
Same-store NOI growth and rent spreads both inflected upward in 2026.

Chris Caton, managing director of global strategy and analytics, provided a longer term outlook on the 2Q26 earnings call:
“Net absorption, we see that amounting to 220 million square feet in the U.S. this year. [ ] For completions, we anticipate 195 million square feet this year, and that should allow market occupancies to rise a total of, let's say, 30 basis points this year”
Some of the incremental demand is coming from data centers and industrial properties being somewhat similar. With the right power infrastructure, industrial warehouses can be converted into functional data centers.
Another large portion of demand comes from the continual rise in logistics demand from E-Commerce. The data most often cited is the gradual market share capture of E-Commerce over brick and mortar.

However, the more relevant statistic is the raw magnitude of e-commerce sales, which is far steeper.

Higher sales volume requires more warehousing space.
All these positive demand drivers resulted in Prologis materially raising their 2026 guidance to $6.22-$6.30 from its previous range of $6.07-$6.23. Since PLD operates in nearly every important industrial submarket, their results loosely extrapolate to the rest of the sector. However, there are some data points that point to certain industrial REITs being better positioned than others.
Positioning within the industrial sector Industrial REITs are priced as a premium sector with an average 2026 AFFO multiple of 21.77X. Multiples properly correlate inversely with leverage.

All else equal, the industrial REITs below the line are relatively undervalued on a leverage-neutral basis while those over the line are relatively overvalued.
Prologis is pricey, and it arguably should be. It is an excellent company with a long track record of outperformance. I think it would be reasonable for an investor who wants a fairly passive approach to just buy PLD and forget about it.
We prefer to extract maximal value within the sector by finding those with some combination of favorable valuation and favorable property portfolio dynamics.
In addition to the cold storage REITs which have their own set of fundamentals, there are 4 traditional industrial REITs that we think are particularly interesting at the moment.
EGP STAG REXR OLP All 4 of these have U.S.-based portfolios which is advantageous as Prologis’ report revealed U.S. outperformance. Occupancy in the U.S. is relatively high and inflecting upward.

Smaller footprint industrial properties are outperforming. Most of the new supply is big so the smaller properties have had to compete less with developments. PLD breaks down occupancy by size

EastGroup Properties (EGP) is the most exposed to smaller footprints which we believe will be an enduring advantage.
STAG Industrial and Rexford are the most undervalued industrial REITs on a leverage neutral basis. We have known STAG since we took our first position in it shortly after its IPO. It is a well-managed company and its fundamentals have been remarkably up and to the right.
S&P Global Market Intelligence
We view its current valuation as highly opportunistic.
Rexford is a bit more of a question mark. It is interesting and we will be looking into it further but are not yet ready to pull the trigger on a full position. Its valuation is very attractive at a steep discount to NAV and a low AFFO multiple. The sticking point is that REXR is highly concentrated in the Inland Empire which has been both the best submarket and the worst submarket depending on what timeframe one is viewing. These coastal markets are still rough but PLD did express some optimism for a positive inflection.
I am leaning toward waiting a bit longer to see the inflection actually hit the data, and in so doing, risk missing some of the upside in REXR stock.
OLP is a more niche play on the industrial space which we discuss in greater detail here.
The bottom line Industrial REITs are fundamentally strong with PLD providing fresh data on a clear upward inflection point. PLD is a reasonable way to play the sector, but given its high valuation I think some of its peers are better positioned.

US Office Market in Q2Per a Cushman & Wakefield report, the U.S. office market continued to recover in the second quarter of 2026, with AI-driven business expansion emerging as a key catalyst for demand, particularly in major gateway markets. AI companies, along with law firms and other professional-services tenants, increasingly sought high-quality office space to support employee collaboration, productivity and growth.
Although quarterly net absorption was slightly negative at 360,000 square feet, the four-quarter rolling total rose to 14.3 msf — the strongest since 2020 and the seventh consecutive quarter of improvement. Demand was broad-based, with positive annual absorption in 60% of tracked markets.
Vacancy stabilized at 20.1%, while available sublease space fell 15% year over year and 28% from its first-quarter 2024 peak. Class A offices continued to outperform, with vacancy declining 50 bps year over year and four-quarter net absorption reaching 24.5 msf, the highest since mid-2020. This stronger demand also supported premium pricing, with Class A asking rents averaging $44.17 per square foot in second-quarter 2026, well above the $38.38 national average across all office classes.
Supply conditions also remain supportive. Office completions fell to a 14-year low, the construction pipeline stayed below 20 msf, while conversions, demolitions and repositioning surged. These trends should limit oversupply and support further improvement in premium office fundamentals.
BXP: Factors at Play and Q2 ProjectionsBXP’s second-quarter 2026 results are likely to benefit from strong demand for premier offices, return-to-office trends and AI-related leasing in San Francisco and New York. The company entered the quarter with 1.44 million square feet of signed vacant-space leases and a 1.7-million-square-foot negotiation pipeline, supporting further occupancy and rental growth.
However, elevated leasing costs, tenant concessions, redevelopment spending and higher interest expenses may have limited margin expansion.
The Zacks Consensus Estimate for second-quarter revenues is pegged at $813 million, implying a marginal increase from the prior-year quarter’s reported number.
BXP’s activities in the to-be-reported quarter were inadequate in garnering analysts’ confidence. The Zacks Consensus Estimate for second-quarter FFO per share has remained unchanged at $1.71 over the past three months. It suggests no change from the year-ago quarter’s tally.

Roblox also said its lowered prospects are the result of "continued friction" resulting from the age-check rollout.

“U.S. casualty loss costs are rising at a pretty steady 6%-7% for primary casualty, and 9.5%-12% for excess,” Greenberg said, adding that pricing can become inadequate quickly under those conditions. He said financial lines remain soft, with some newer market participants and managing general agents underwriting at prices and terms he considers inadequate.
In North America, commercial property and casualty pricing excluding financial lines and workers’ compensation was up 1.3%, with rates down 1.4% and exposure change of 2.7%. Property pricing was down about 6%, while casualty pricing rose 7.1%, including a 6.4% rate increase and 0.7% exposure growth. Financial lines pricing was up 0.3%.
Asked during the question-and-answer session about casualty pricing, Greenberg said the issue was not limited to commercial auto. “It’s across casualty,” he said, adding that there is “zero evidence across the industry” that loss costs have abated.

CB's Premium Growth Remains BroadConsolidated net premiums written increased 3.6% year over year to $14.71 billion. The Zacks Consensus Estimate was $15 billion while our estimate was $15.1 billion. P&C net premiums written rose 3.0% to $12.77 billion and increased 6.3% when large-account and excess and surplus property were excluded.
Global P&C net premiums written, excluding agriculture, advanced 2.8% to $11.99 billion. Life insurance net premiums written grew 7.5% to $1.94 billion, adding balance to the company's premium expansion.
Chubb's North America Results DivergeNorth America Commercial P&C net premiums written declined 2.3% to $5.59 billion. Our estimate was $5.9 billion. Major accounts and specialty fell 9.0% as underwriting actions weighed on property business, while middle-market and small commercial premiums increased 8.9% to $2.34 billion.
North America Personal P&C net premiums written grew 6.0% to $2.05 billion (our estimate was $2 billion), while its combined ratio improved 620 basis points to 67.3%. Agricultural premiums rose 6.0% to $776 million (our estimate was $769 billion), though the segment's combined ratio increased 60 basis points to 89.7%.
CB's Overseas Business Delivers GrowthOverseas General Insurance net premiums written jumped 10.2% to $3.99 billion, or 4.8% in constant dollars. Our estimate was $4.2 billion. Commercial P&C premiums increased 8.8%, while consumer P&C premiums advanced 12.1%.
The segment's combined ratio improved 810 basis points to 82.2%. Latin America, Asia and Europe posted premium growth of 15.6%, 12.0% and 5.1%, respectively, underscoring the benefit of Chubb's geographic diversification.
Chubb's Investment and Life Income RisePre-tax net investment income increased 12.3% to a record $1.76 billion. Adjusted net investment income rose 11.4% to $1.88 billion, supported by fixed-income and alternative asset portfolios.
Life Insurance segment income increased 9.0% to $332 million. Net premiums written and deposits collected climbed 14.4% to $2.65 billion, with International Life income up 13.0%.
CB's Cash Flow Funds Shareholder ReturnsOperating cash flow totaled $3.73 billion, while adjusted operating cash flow was $3.48 billion. Chubb returned $1.37 billion to shareholders during the quarter.
Share repurchases totaled $979 million at an average price of $327.18 per share. Dividend payments were $395 million, bringing the total capital returned during the first six months of 2026 to $2.90 billion.
Chubb's Book Value StrengthensBook value per share was $195.45 as of June 30, 2026, up 12.3% year over year. Tangible book value per share increased 17.1% to $131.93.
Annualized core operating return on tangible equity was 21.2%, while annualized core operating return on equity was 14.5%. Total invested assets were $175.40 billion, supporting the company's investment income base.

Performance of Other InsurersThe Progressive Corporation’s (PGR - Free Report) second-quarter 2026 earnings per share of $4.85 beat the Zacks Consensus Estimate by 3.2%. CrowdStrike Says Cybersecurity and Frontier AI Have Collided Cramer’s framing aligns with what Kurtz told investors on the Q1 FY27 call. “In Q1, the worlds of cybersecurity and frontier AI collided: this was the Mythos moment. CrowdStrike is AI security infrastructure, critical to successful AI adoption,” Kurtz said, pointing to record net new annual recurring revenue, the QuiltWorks coalition, and AI Detection and Response (AIDR) as evidence of an inflection.
CrowdStrike posted Q1 FY27 revenue of $1.385 billion, up 25.6% year-over-year, and non-GAAP EPS of $1.10 versus the $1.0675 consensus. Net new ARR came in at $255.80 million, up 32% year-over-year, pushing total ARR to $5.51 billion. Free cash flow reached $468.5 million, up 66.76%, with a 34% free cash flow margin.
CrowdStrike Built an AI Defense Stack With OpenAI, Nvidia, and AWS Last quarter, CrowdStrike introduced and expanded products aimed at agentic and machine-generated threats. Falcon AIDR reached general availability, and CrowdStrike rolled out Agentic MDR, the Charlotte AI AgentWorks Ecosystem (built with AWS, NVIDIA, and OpenAI), and Falcon Data Security across endpoints, browsers, SaaS, cloud, and AI workflows. Project QuiltWorks pairs CrowdStrike with OpenAI and Anthropic to remediate frontier AI risk via the Falcon platform.
CrowdStrike’s customers are consolidating on their security tools. 51% of customers run 6 or more modules, 35% run 7 or more, and 25% run 8 or more. That density allows Kurtz to position CrowdStrike as an operating system for security rather than a single-point tool competing with AI-native newcomers.

CRWD stock currently trades at $187.34 and is up 63.11% year to date and 58.77% over the past year, but has slipped 9.29% in the last week as investors digest the stock’s valuation after the four-for-one stock split with split-adjusted trading that began on July 2. The stock trades at roughly 164 times forward earnings, with an average analyst target of $189.18 across 41 buy or strong-buy ratings out of 53 covering analysts.
Palo Alto Networks Fits the Same Thesis Palo Alto Networks (NASDAQ:PANW) CEO Nikesh Arora said last quarter that “the latest advancements at the AI frontier have increased the level of urgency around cybersecurity, and redefined the shape of the industry for the coming years.” Palo Alto’s Next-Generation Security ARR reached $8.10 billion in Q3 FY2026, up 60% year-over-year, on $3.00 billion in revenue, up 31.1%.
Analysts are raising their price targets. Argus Research lifted its PANW target from $320 to $425 on July 21, and Capital One tagged the stock Overweight with a $421 price target. Morgan Stanley placed both CrowdStrike and Palo Alto in its Moat & Journey framework of Overweight software picks alongside Microsoft (NASDAQ:MSFT), Cloudflare (NYSE:NET), and ServiceNow (NYSE:NOW)
What to Watch Next Cramer’s point echoes what Citi’s CIO Kate Moore recently argued: cybersecurity budgets remain underfunded relative to the surface area AI is creating. The Gartner Tokyo Security Summit on July 22 drew more than 840 CISOs, with agentic AI and machine identity dominating the agenda.

Jinak řečeno, čínská vládní podpora tohoto typu za posledních deset let stála za 60 % toho, co čínské firmy od zmíněného roku získaly na světovém trhu. To není žádný detail, o čínském šoku 2.0 se hovoří intenzivně i v Evropě a já k tomu dnes přidám pár příběhů.
OECD k uvedenému dodala, že dotace sice vedly ke zvýšení podílu na trzích, ale nepřispívaly ke zvýšení produktivity a ziskovosti. Jinak řečeno, „dotace vedou k tomu, že méně produktivní hráči nespravedlivě vyhrávají na úkor těch inovativnějších a efektivnějších.“ Čínský exportní úspěch není tedy poháněn komparativní výhodou jejích společností, ale výhodou, „která je funkcí velkých transferů směrem od domácností.“ Jinak řečeno, domácnosti dotují výrobu. A tudíž exporty.
Pan Pettis k tomu zdůrazňuje, že „efektivní a konkurenceschopný“ není jedno a to samé. Na světovém trhu mohou být společnosti, které jsou efektivnější a produktivnější, ale přesto nejsou schopny konkurovat (třeba čínským) firmám, které dostávají vysoké dotace. Ty jim dají globální konkurenceschopnost. Výsledkem je pak pokřivená alokace zdrojů v celé globální ekonomice a různé reakce, které z „ideálního“ pohledu nejsou optimální. Občas tu rozebírám, že Čína se stále hodně drží svého starého ekonomického modelu stojícího na investicích, budování dalších a dalších kapacit a vývozu jejich produkce do světa. Tento model je ždímán do poslední kapky a nese sebou řadu nerovnováh, včetně dluhů a špatné alokace zdrojů. Výše uvedené pak poukazuje na určitý paradox, který je jádrem tohoto modelu – v zemi deklarované jako komunistická jsou to domácnosti, tedy komuna, kdo jej dotuje a na jehož úkor v určitém smyslu tento model jede. Domácnosti by naopak těžily z modelu nového, který by stál mnohem více na spotřebě, která by zase stála na vyšších příjmech domácností. Tedy konec modelu stojícího naopak na transferu příjmů domácností financujícímu kapacity pro export. U starého a novému modelu se tak může vybavit ono známé „a komu tím prospějete?“
Výše uvedené by se dalo samozřejmě extrapolovat tak, že čínské domácnosti financují spotřebu domácností v zahraničí, včetně těch amerických a evropských. Měl by to být pro nás, Američany a další vlastně problém? Docela dlouhou dobu nebyl, Čína se stala vlastním rozhodnutím dílnou světa a spotřebitelé na Západě si užívali levnější zboží v dlouhé řadě oblastí (nerozebírám teď téma poměru cena/kvalita). Z hlediska problematičnosti je ale dobré vnímat, že pokud je Západ čistým dovozcem, znamená to, že se stále zadlužuje. Pokud chce totiž Čína vyváže více, než dováží, musí na to zbytku světa půjčovat. Pokud chce ten více dovážet, než vyváží, musí si půjčovat. A tato dynamika dluhů/exportů/importů má své (zdravé) limity.
K tomu je tu samozřejmě téma úpadku domácí výrobní základny, včetně technologického zaostávání a podobně. Krátce řečeno, exporty, importy, s nimi spojené závazky a pohledávky nejsou do určité míry problémem, od určité ano. A na více než jedné úrovni. Pokud USA a Evropa budou jednat a tím vyvinou tlak na Čínu, aby se více snažila o posun k modelu stojícímu na domácí poptávce a spotřebě, paradoxně by pak v uvedené logice pomohly i čínským domácnostem.
Stát by podle premiéra Andreje Babiše (ANO) mohl uvést 40 procent akcií pražského letiště na burzu, a to zřejmě v roce 2028. Po vykoupení minoritních akcionářů energetické skupiny ČEZ, kterou chce vláda zestátnit, by to podle něj mohla být další příležitost pro investory, kteří chtějí vkládat své peníze do českých akcií. Babiš to sdělil novinářům před odletem do Srbska.
Ministr průmyslu a obchodu Karel Havlíček (ANO) doplnil, že by noví akcionáři pomohli letišti k dalšímu rozvoji, zatímco menšinoví vlastníci ČEZ naopak ve vývoji skupiny brzdí. Letiště je podle Babiše strategické aktivum, které by i po uvedení části společnosti na burzu stát nadále kontroloval.
Záměr uvést podíl pražského letiště na burzu premiér avizoval již dříve. Odbory pražského letiště jsou v současnosti ve stávkové pohotovosti kvůli výběru nového šéfa Radomíra Lašáka. Nejistotu v nich ale vyvolaly i dřívější vyjádření Babiše o částečné privatizaci. Ministryně financí Alena Schillerová (ANO) pak v úterý po setkání s odboráři řekla, že záměr nyní není aktuální a pro tento krok by muselo existovat ekonomické odůvodnění.

Halliburton Company (NYSE:HAL) on Tuesday reported better-than-expected second-quarter 2026 results.
Adjusted EPS of 55 cents beat the 54-cent estimate. Revenue rose 3.7% year over year to $5.714 billion, topping the $5.486 billion estimate.
“I am pleased with Halliburton’s performance this quarter, and believe the global outlook for Halliburton is strong. I expect our differentiated technology and value proposition set the stage for revenue growth and margin expansion,” CEO Jeff Miller said.
Halliburton shares fell 1.3% to trade at $32.77 on Wednesday.
