Not all AI colocation deals are created equal. That’s the takeaway from Bernstein analyst Gautam Chhugani, who argues that headline return figures for bitcoin miners pivoting into AI infrastructure can be deeply misleading depending on who’s writing the check and how the contract is structured.
The poster child for this dynamic is Core Scientific, ticker CORZ, whose financial profile has been substantially shaped by its relationship with a single customer: CoreWeave.
One deal, outsized consequences CoreWeave signed a 12-year, $10 billion co-location agreement with Core Scientific, a contract that became the cornerstone of CORZ’s premium valuation in the market. That deal committed Core Scientific to delivering roughly 590 MW of IT load by early 2027. Bernstein estimates that Core Scientific’s AI segment now accounts for approximately 43% of its enterprise value.

Core Scientific emerged from Chapter 11 bankruptcy in 2024, pivoting hard toward higher-margin AI and high-performance computing services. Bernstein raised its price target on CORZ to $24 from $17, while maintaining an Outperform rating on the stock.
When expectations outrun reality In July 2025, CoreWeave announced it would acquire Core Scientific in an all-stock deal valued at roughly $9 billion. CORZ shares dropped approximately 17 to 20% following the announcement.
CoreWeave has effectively consolidated control over Core Scientific’s approximately 1.3 GW of power capacity through the acquisition arrangement.

CoreWeave’s financial backing gave Core Scientific terms that most miners won’t replicate.
Investors watching this theme should pay close attention to contract duration, customer identity, and whether the AI revenue is backed by committed capacity agreements or softer arrangements. The difference between a $10 billion 12-year deal and a shorter, smaller contract isn’t just a matter of scale. It rewrites the entire investment thesis.

Core Scientific's (CORZ) AI colocation deal with CoreWeave generates a five-year average return on assets of 75% and a yield on cost of 79%, but the economics behind those numbers are not the sector norm, Bernstein said in a Wednesday note.
Analysts at the brokerage and research firm led by Madison Rezaei and Gautam Chhugani applied a stabilized returns framework to data center REITs and bitcoin miners, then pivoted to AI infrastructure, comparing Digital Realty and Equinix against TeraWulf (WULF), Cipher (CIFR), Core Scientific, CleanSpark (CLSK), and Riot Platforms (RIOT).
The outliers Core Scientific's returns are driven by the capex structure rather than the deal terms.
Per Bernstein, the company pays an effective $1.5 million per IT MW on 590 MW contracted to CoreWeave, with the tenant financing $750 million of the $855 million total through revenue prepayments and the remaining $105 million coming off Core Scientific's balance sheet.
Riot sits in similar territory at a 23% five-year average ROA and 29% yield on cost, driven by an incremental $3.5 million per IT MW to retrofit existing bitcoin facilities. That puts it on par with Equinix.
Bernstein treats both as exceptions. "We believe such capex advantaged deals are limited and do not reflect the overall economics of emerging AI infra players," the analysts wrote.
What the baseline looks like TeraWulf, at 5% ROA and 19% yield on cost, and Cipher, at 4% and 17%, are closer to what the subsector should deliver long term. CleanSpark lands in the same range at 4% and 17%. TeraWulf's capex advantage runs to $8 million to $10 million per IT MW, against Cipher's $9 million to $11 million per IT MW, a function of existing power and transmission infrastructure at its brownfield industrial sites.
Cipher claws back the gap in operating efficiency. Its blended average EBITDA margin of 94% beats TeraWulf's 85%, an outcome of triple-net lease contracts with AWS that push power costs, taxes, and other operating expenses to the tenant and lift NOI margins toward 100%.
CleanSpark's $6.6 billion, 20-year lease for 175 IT MW in Sandersville, Georgia, reportedly its first AI colocation deal, carries an average annual revenue yield of roughly $1.9 million per IT MW, compared with $2.4 million on TeraWulf's 20-year Anthropic contract, with the same triple-net structure.
Deal terms are improving Unlevered IRRs across the colocation deals Bernstein tracks range from 8% to 13%, against current financing costs of 6% to 7%.
Cipher's repeat contract with AWS lifted revenue yield to $1.9 million per IT MW from $1.7 million, roughly 13% higher, without giving up the triple-net structure.
Bernstein prefers yield-on-cost at the asset level, arguing that ROA is distorted by variations in depreciation policies, definitions of "stabilized" assets, and capex structures.
Two different businesses The divide runs deeper than the metrics. Digital Realty and Equinix operate mature portfolios of hundreds of stabilized facilities in major metro markets, compared with a handful of rural sites anchored to single hyperscaler contracts on the miner side.
Bernstein rates the entire sector Outperform, with price targets of $36 on TeraWulf, $32 on Cipher, $32 on Core Scientific, $30 on Riot and $24 on CleanSpark. MARA is Market-Perform at $17.
The 7 GW miners have contracted to date represent less than a quarter of their 30 GW planned power pipeline.

Not all Bitcoin miners are created equal when it comes to the AI pivot. Bernstein analyst Gautam Chhugani is making that case in stark numerical terms, pegging Core Scientific’s return on assets from its AI operations at 75%, while TeraWulf sits at 5% and Cipher Mining trails at 4%.
The numbers behind Core Scientific’s advantage The 75% ROA figure for Core Scientific comes down to one thing: its hosting agreement with CoreWeave, the AI cloud computing firm that has become one of the most sought-after infrastructure partners in the space. That deal is reportedly valued at approximately $6.7 billion, a contract size that most Bitcoin miners can only dream about.
Core Scientific emerged from bankruptcy in early 2024 with infrastructure already in place, meaning it didn’t need to spend billions on new construction to start hosting AI workloads. That capex advantage is the entire ballgame.

TeraWulf and Cipher Mining, by contrast, are taking what Bernstein describes as a “power landlord” approach. They control significant power capacity and can lease it to AI tenants, but they haven’t locked in the kind of hosting arrangement that Core Scientific secured with CoreWeave. The result is stabilized ROAs of 5% and 4%, respectively.
Bernstein raised Core Scientific’s price target to $32 from $24 in June 2026, maintaining an Outperform rating.
Why Bitcoin miners became AI landlords Bitcoin miners collectively control more than 27 gigawatts of planned power capacity. When AI training and inference workloads started demanding enormous amounts of power and cooling infrastructure, Bitcoin miners found themselves sitting on exactly what hyperscalers needed: land, power purchase agreements, cooling systems, and permitting.
Core Scientific’s early mover advantage with CoreWeave gave it a locked-in, long-duration contract at favorable terms. The company was able to repurpose existing data center infrastructure for AI workloads without the massive capital outlays that a greenfield build would require. That’s the “capex-advantaged” part of Bernstein’s outlier designation.
What the ROA gap means for investors Core Scientific’s deal with CoreWeave is, by definition, hard to replicate. The terms Core Scientific locked in may not be available to latecomers, making the 75% ROA less of a benchmark for the sector and more of a ceiling that no one else is likely to reach anytime soon.
For TeraWulf and Cipher Mining, the power landlord model still has merit. A 4–5% stabilized ROA on massive infrastructure assets isn’t bad in absolute terms, particularly for investors looking for steady, lower-risk exposure to the AI buildout. But the growth story is fundamentally different from Core Scientific’s.
CoreWeave itself has faced scrutiny over its debt levels and capital intensity, which adds a layer of counterparty risk to Core Scientific’s contract. For crypto-native investors, the key takeaway from Bernstein’s analysis is that contract quality, capex timing, counterparty strength, and power cost structures all matter enormously. A 75% ROA and a 4% ROA can coexist in the same sector, and knowing which one you’re buying into makes all the difference.

GBP/USD climbed above the resistance level at 1.3450 – 1.3465 and is trying to settle above the 1.3500 level. In case this attempt is successful, GBP/USD will move towards the next resistance, which is located in the 1.3535 – 1.3550 range. It should be noted that RSI has moved into overbought territory, so the risks of a pullback are increasing.
USD/CAD 150726 4h Chart USD/CAD is moving lower despite the pullback in precious metals markets. Gold declined below the $4050 level, while silver settled below $57.00. Other commodity-related currencies are also moving higher in today’s trading session.
The nearest support level for USD/CAD is located in the 1.4010 – 1.4025 range. A successful test of this level will open the way to the test of the next support at 1.3915 – 1.3930. RSI is in the oversold territory, but there is some room to gain additional downside momentum in the near term.
On the upside, a move above the 1.4080 level will push USD/CAD towards the resistance level at 1.4125 – 1.4140.

For now, the selling pressure that USD/CAD had been showing has not managed to stabilize significantly after the Bank of Canada decision, which pointed to caution in monetary policy.
If the central bank fails to become a relevant catalyst for Canadian dollar demand, a phase of indecision could start to gain importance in USD/CAD movements over the next few sessions.
BoC day arrives During the session, the Bank of Canada published its interest rate decision, keeping the rate unchanged at 2.25%, in line with expectations. The institution stated that current levels remain appropriate to support the economic recovery and bring inflation back toward the 2.00% target.
This stance reflects a cautious tone from the central bank. Although annual inflation in Canada has increased toward 3.2%, it is still not far enough from the target to justify a more aggressive stance. In addition, the bank continues to highlight that uncertainty remains elevated and that, with current rates, inflation should gradually ease.

For now, this decision has not been enough to strengthen the Canadian dollar. The lack of signals around higher rates limits the appeal of CAD-denominated assets, especially compared to USD alternatives.
This dynamic is also reflected in Canada’s 10-year bonds, whose yield showed a decline close to -1.00% during the session. In addition, the spread against 10-year U.S. bonds remains relevant, as U.S. bonds still maintain a yield almost 1.00% higher.

In this context, the Bank of Canada decision came without major surprises and failed to clearly improve the appeal of the Canadian market. For this reason, the recent recovery in the Canadian dollar appears to be explained more by U.S. dollar weakness than by the CAD’s own strength.
If new comments or data in the United States provide renewed support for the USD, USD/CAD could enter a phase of greater indecision over the next few trading sessions.

If this behavior continues and the selling bias fails to stabilize, room could open for a phase of indecision or even the formation of a sideways range over the next few trading sessions.
RSI: The RSI line remains close to the 50 level. This indicates that, for now, there is still a balance between bullish and bearish impulses in the market over the last 14 sessions. This reading shows that a phase of indecision has not been fully eliminated from the USD/CAD daily chart.
TRIX: A similar dynamic can be seen in the TRIX. Although the line remains above the 0 level, indicating that the dominant strength of long-term exponential moving averages remains in bullish territory, a relevant flattening of the curve has started to appear. This suggests that the buying impulse from previous weeks has entered an important stagnation zone and makes a possible phase of neutrality relevant again on the USD/CAD daily chart.

Artificial intelligence stocks have spent much of this year whipsawing between optimism and doubt. Investors embraced companies building AI infrastructure, then abruptly questioned whether too much computing capacity was coming online too quickly.
That shift hit neocloud providers like CoreWeave (NASDAQ:CRWV), Nebius Group (NASDAQ:NBIS | NBIS Price Prediction), and IREN (NASDAQ:IREN) especially hard because their businesses depend on renting cutting-edge GPU clusters to AI developers. If hyperscalers ended up with excess capacity, the conventional wisdom believed specialized providers would lose their competitive edge.
But a new bottom-up model from Morgan Stanley suggests the market focused on the wrong risk. Instead of oversupply, the next several years may be defined by one of the largest infrastructure buildouts the technology industry has ever attempted.
The AI Buildout Is Only Accelerating The investment bank estimates total compute capacity across the five major hyperscalers will climb from 30.5 gigawatts in 2025 to 116.6 gigawatts by 2028. That is nearly a fourfold increase in only three years. Every one of those additional 80 gigawatts must be designed, financed, and constructed from scratch, translating into an estimated $4 trillion to $8 trillion of capital spending between now and 2028.
The Morgan Stanley analysis illustrates just how ambitious those plans are.

First-quarter revenue expanded 684% year over year, while management reiterated expectations for a $7 billion to $9 billion annualized revenue run rate by the end of the year. Longer term, the company has outlined a path toward $51 billion in annual revenue by 2030 based solely on the infrastructure it owns.
Today, that growth story became even more compelling. Nebius announced a new asset-light infrastructure partnership model in which third-party data center owners finance new facilities while Nebius contributes its AI cloud platform, customer relationships, and operating expertise.
The arrangement allows Nebius to expand into new regions without tying up billions of dollars on its balance sheet. Instead of funding every new data center itself, the company can generate recurring licensing fees and revenue-sharing income while partners supply the capital. That dramatically increases the pace at which Nebius can scale and gives management another growth lever beyond simply adding company-owned infrastructure.

Grupo Aeroportuario Del Pacifico NYSE: PAC said second-quarter 2026 earnings improved despite weaker passenger traffic, as tariff adjustments, directly operated commercial businesses and the initial consolidation of Cross Border Xpress helped offset declines across parts of its airport network.
Chief Executive Officer Raul Revuelta said total passenger traffic across GAP’s 14 airports fell 5.6% from the second quarter of 2025. Even so, revenue excluding construction services rose 4.9%, EBITDA increased 8.4% to MXN 6 billion, and EBITDA margin expanded 230 basis points to 69.3%.

“While we are not satisfied with the current traffic performance, this quarter demonstrates that GAP is increasingly capable of protecting earnings and generating growth through multiple complementary revenue streams,” Revuelta said.
Traffic Pressured by Jamaica, Puerto Vallarta and Airfare Trends Revuelta attributed the passenger decline to several factors in both Mexico and Jamaica. In Jamaica, he said the company continues to feel the impact of Hurricane Melissa, with hotel capacity along the main tourist corridor still below pre-storm levels. He said hotel reopenings point to an extended recovery through the second half of the year.
In Mexico, Revuelta said airlines managed capacity in response to economic conditions, while rising jet fuel costs pressured airfares. He also cited security concerns affecting international leisure demand for certain beach destinations, including Puerto Vallarta, where international passenger traffic fell 27% during the quarter. GAP is working with airlines and regional tourism stakeholders to rebuild connectivity and travel confidence, he said.
Guadalajara was an exception during the quarter. The city hosted four of five FIFA World Cup matches in June, and Revuelta said Guadalajara Airport successfully handled additional charter flights, national teams, delegations and fans while maintaining normal operations. Commercial Businesses Drive Non-Aeronautical Growth Aeronautical revenue declined 3.2%, primarily because of lower passenger traffic in Mexico and Jamaica and a 10.9% appreciation of the Mexican peso, which negatively affected the translation of U.S. dollar revenue and international passenger charges. Revuelta said the decline was partly offset by the gradual implementation of maximum tariffs approved for the 2025-2029 regulatory period in Mexico.
Non-aeronautical revenue rose 23.9%, helped by growth in businesses operated directly by GAP and the consolidation of Cross Border Xpress, or CBX, beginning May 1. Excluding CBX, directly operated business lines increased 17% despite lower passenger traffic.
Cargo and bonded warehouse operations grew 22%. Advertising increased 58%. Hotel operations rose 27%. Convenience stores grew 11%. Parking increased 9%. Revuelta said the results show GAP’s commercial strategy “does not solely depend on passengers volume.” He said duty-free and VIP lounges, which are more exposed to international leisure traffic and foreign exchange, remained under pressure but should improve as international traffic recovers.
CBX generated MXN 168 million in revenue during May and June, with more than 626,000 passengers using the facility in both directions. Revuelta said that represented average revenue of $42.8 per passenger, in line with company expectations. He said CBX traffic remained below the prior year but that pricing and the commercial model were resilient.
Guidance Updated for 2026 GAP updated its annual outlook to reflect the CBX consolidation, internalization of technical assistance services, current traffic trends and investment progress. The company now expects passenger traffic to range from a 3% decline to flat growth for 2026. Revuelta said the forecast assumes gradual improvement in the second half but does not assume all airports return to growth at the same time or that Puerto Vallarta and Montego Bay fully recover this year.
The company expects aeronautical revenue to increase 1% to 4%, supported by approved tariffs in Mexico. Non-aeronautical revenue is expected to grow 21% to 24%, driven by GAP-operated businesses and CBX. EBITDA is expected to rise 10% to 12%, with an EBITDA margin of about 67%, plus or minus one percentage point. Revuelta said CapEx is expected to be around MXN 4 billion.
In response to analyst questions, Revuelta said June traffic was affected by higher airfares during the World Cup and by substitution of typical business and leisure travelers with tournament-related passengers. He said some domestic leisure demand appeared to shift into July, and additional seats and route openings should support the second half.
Management Addresses Tariffs, FIBRA and 2027 Outlook Asked about tariff compliance, Revuelta said GAP reached 90% fulfillment of the maximum tariff in the first six months and expects to be around 95% by year-end. He said tariffs changed again on July 1 at Los Cabos and Puerto Vallarta, with domestic passenger charges increasing an additional 7%.
Revuelta said it is still early to provide a 2027 traffic growth range. He cited oil prices and the war in Iran as factors that could affect airline costs and capacity, as well as uncertainty around the proposed Viva and Volaris merger. Still, he said GAP expects growth in coming years and noted that Jamaica hotel capacity is trending toward normalization by the end of 2026.
Chief Financial Officer Saul Villarreal said the company is continuing the approval process for FIBRA GAP, a vehicle intended to subscribe a minority equity interest in the 12 Mexican airport concession areas. Villarreal said the structure is expected to be tax transparent at the Mexican airport level, but GAP would continue paying taxes as a regular company. He said management does not expect a permanent change in GAP’s effective tax rate, though there could be a temporary decrease during 2026 and 2027 due to the tax shield of interest.
Villarreal also said GAP expects to make two dividend distributions this year, with one potentially in the current quarter and another in the final quarter. The shareholders meeting approved a distribution of MXN 0.2080 per ordinary share, he said.
