Many income investors wouldn't go near a pot stock with a 10-foot pole -- and for good reason. For one thing, most cannabis stocks don't pay dividends. The ones that do operate in a highly volatile industry.

However, it's important to remember the adage "don't throw the baby out with the bath water." Sure, most cannabis stocks aren't good picks if you're seeking reliable income. There's one, though, that I think is hands-down the best cannabis stock for dividend investors. If you want cannabis exposure without cannabis-company risk, along with an exceptionally juicy yield, check out Innovative Industrial Properties 9.00% Series A Cumulative Redeemable Preferred Stock (NYSE: IIPR-PA).

Image source: Getty Images. Image source: Getty Images.

The preferred pickLet's get one thing straight right out of the gate: Innovative Industrial Properties (IIPR -1.52%) is emphatically not a pure-play cannabis company. However, it is a key player in the cannabis industry.

The company is the top real estate investment trust (REIT) that specializes in owning and leasing facilities to licensed U.S. cannabis operators. It collects rents from cannabis operators under long-term triple-net leases, in which the tenants pay property taxes, insurance, and standard maintenance expenses. Innovative Industrial Properties currently owns 108 properties in 19 states.

Buying Innovative Industrial Properties' common stock gives you a staggering forward dividend yield of 14.5%. Is that lofty yield sustainable? Probably not. The REIT's dividend payout ratio is roughly 172%, meaning it's paying out far more in dividends than it's earning. Even worse, Innovative Industrial Properties doesn't generate enough free cash flow to cover its dividends.

But the Innovative Industrial Properties' Series A preferred stock is a different animal altogether. Its yield hovers around 9.3%, close to the 9% in its name. And those standard payout ratios don't matter for this preferred stock.

IIPR Innovative Industrial Properties$52.39-$0.81 (-1.52%)

NYSE · As of 4:00 PM ET 10/16/26

The investment case and the honest risksBuying a preferred stock is similar to buying a bond in some respects. Both pay a predetermined, fixed rate (9% for the Innovative Industrial Properties 9.00% Series A Cumulative Redeemable Preferred Stock). Unlike common dividends, these fixed returns reflect a contractual obligation.

The word "cumulative" in this preferred stock's name is important. It means that if Innovative Industrial Properties ever missed a preferred dividend payment, the missed amount would accrue. The REIT would have to pay the full amount of preferred dividends owed before it could resume paying common dividends.

This makes Innovative Industrial Properties' preferred dividends inherently safer than its common dividends. The company's balance sheet should make income investors feel even better. Innovative has manageable debt levels.

That said, there are some risks associated with investing in this preferred stock. Innovative Industrial Properties could still experience financial problems and be unable to pay its preferred dividends. The REIT depends on its tenants paying their rents. Several large cannabis operators have previously missed payments to Innovative.

Tenant concentration is a valid concern, too. Innovative Industrial Properties has 37 tenants, but only five of them pay half of its total rental revenue.

Who this preferred stock could be right forIf you're a conservative, highly risk-averse investor, buying Innovative Industrial Properties 9.00% Series A Cumulative Redeemable Preferred Stock probably won't be up your alley. The risks associated with the cannabis industry will likely eliminate this stock from consideration.

On the other hand, I think this preferred stock could be a good fit for aggressive income investors. Most states have legalized medical cannabis, with a growing number allowing legal recreational cannabis as well. Cannabis regulations at the federal level are loosening. In some ways, the cannabis industry is in its best regulatory position ever.

Innovative Industrial Properties remains the leading provider of real estate capital to the industry. Its tenants include some of the biggest cannabis operators. The REIT seems likely to continue meeting its obligations to pay preferred dividends.

In an industry that's historically been a danger zone for income investors, Innovative Industrial Properties' preferred stock is a rare opportunity. It offers a high yield and places preferred shareholders second only to bondholders in the order of payment. It's the hands-down best cannabis stock for dividend investors.

Investment Expected to Yield 15.8% and Generate Significant Earnings Accretion for IIP Shareholders

Investment Expands on IIP's Commitment to Diversify into the Life Science Sector

SAN DIEGO--(BUSINESS WIRE)--Innovative Industrial Properties, Inc. (NYSE: IIPR) ("IIP" or the "Company") announced today that it entered into definitive agreements to provide $245 million under a new mezzanine loan commitment to affiliates of IQHQ, Inc. ("IQHQ") in connection with the completion, lease-up, tenant improvements and stabilization of Phase I of Alewife Park, a master-planned life science campus in Cambridge, Massachusetts (the "Investment"). The loan is secured by pledges of equity interests in the entities that own the Alewife Park campus.

Located in Cambridge, Massachusetts, Alewife Park is a 27-acre life science campus comprised of three existing buildings totaling 392,000 square feet (Phase I) and two pad-ready sites with up to 364,000 square feet of additional development potential (Phase II). According to IQHQ, the campus has approximately $800 million invested prior to IIP’s investment and Phase I is currently 78% leased to Lila Sciences, a Cambridge, MA based AI-enabled next generation scientific discovery company.

“We are pleased to further expand our life science portfolio through this investment for Alewife Park, which we believe will provide attractive risk-adjusted returns for IIP shareholders and significant accretion to our earnings,” said Alan Gold, Executive Chairman of IIP. “This transaction reflects our disciplined approach to capital allocation by providing financing in support of a premier Class A life science campus in Cambridge that has demonstrated strong leasing momentum and further allows us to capitalize on the attractive, long-term strength of the life science industry.”

IIP funded approximately $111 million at closing, which was used to repay in full the borrower’s existing $85 million bridge loan, together with accrued interest, fees and expenses, with the remaining $134 million expected to be funded through the fourth quarter of 2027, as additional amounts are drawn and funding conditions are satisfied. The loan is expected to yield an interest rate of approximately 15.8% over the term of the loan, subject to a floor of 14%.

The loan matures in February 2028 and has a one-year extension option. IIP may also purchase all or a portion of the other mezzanine lender’s notes at IIP’s option, thereby increasing its investment by up to $155 million on the same terms. All items described in this paragraph are subject to certain conditions set forth in the loan agreements.

The Company expects to fund the Investment with cash on hand and borrowings under its revolving credit facilities.

Tři vysokodividendové cannabis REIT ke sledování

Top Cannabis Dividend Stocks to Watch in September 2026 The cannabis sector continues to evolve as investors search for opportunities beyond traditional marijuana producers and dispensary operators. One area attracting attention is cannabis real estate investment trusts, or cannabis REITs. These companies offer investors another way to participate in the expanding legal cannabis industry. Instead of selling marijuana products, cannabis REITs provide real estate and financing to licensed operators. Therefore, they can generate revenue without directly handling cannabis. This business structure has also made several cannabis REITs attractive dividend stocks. Many offer dividend yields considerably higher than those available from traditional income investments. As a result, income investors may find this small corner of the marijuana stock market especially interesting. However, higher dividend yields usually come with additional risks. Cannabis remains federally illegal in the United States. Consequently, marijuana businesses continue facing banking, financing, taxation, and regulatory challenges. These difficulties can also affect landlords and lenders serving the industry.

Cannabis REITs Offering High Dividends Still, cannabis REITs can benefit from the industry’s limited access to traditional financing. Many marijuana operators need significant capital for cultivation facilities, processing centers, warehouses, and dispensaries. Cannabis REITs can provide that capital through property acquisitions, sale-leasebacks, or secured loans. In return, these companies can collect rental income or interest payments at attractive rates. Additionally, REIT structures generally distribute significant portions of taxable income to shareholders. That can make them appealing to investors seeking high-dividend cannabis stocks.

Innovative Industrial Properties, NewLake Capital Partners, and Chicago Atlantic Real Estate Finance are three important names in this category. Each company approaches cannabis financing differently. IIPR owns a large portfolio of specialized properties. NewLake also owns cannabis real estate while maintaining relatively low leverage. Meanwhile, Chicago Atlantic primarily provides secured loans to cannabis operators. Together, these companies offer three different approaches to combining cannabis exposure with income potential. Therefore, IIPR, NLCP, and REFI are three marijuana stocks worth watching during September 2026.

Cannabis REITs in 2026: 3 High-Dividend Stocks to Watch Now Innovative Industrial Properties (NYSE: IIPR) NewLake Capital Partners (OTCQX: NLCP) Chicago Atlantic Real Estate Finance (NASDAQ: REFI) Innovative Industrial Properties (NYSE: IIPR) Innovative Industrial Properties is one of the best-known real estate investment trusts serving the regulated U.S. cannabis industry. The company provides specialized real estate capital to licensed cannabis operators across major legal markets. IIPR primarily acquires properties and leases them to cannabis companies under long-term agreements. As of June 30, 2026, IIPR owned 108 properties across 19 states. Those properties included approximately 8.4 million rentable square feet. Illinois represented its largest market by annualized base rent, accounting for roughly 14.9% of the portfolio. Pennsylvania and Massachusetts were also major markets for the company.

However, IIPR does not operate traditional dispensaries like a multistate cannabis retailer. Instead, its portfolio primarily consists of cultivation, processing, distribution, and related cannabis facilities. Retail properties represent only a small portion of the overall portfolio. Therefore, IIPR gives investors cannabis exposure through real estate rather than direct marijuana sales. This structure remains attractive for income-focused cannabis investors.

Latest Financials For the second quarter of 2026, Innovative Industrial Properties reported total revenue of $63.3 million. That represented a 0.7% increase from $62.9 million one year earlier. Meanwhile, net income attributable to common shareholders reached $40.7 million, or $1.36 per diluted share. Adjusted funds from operations reached $53.0 million, equal to $1.83 per diluted share. Additionally, IIPR declared a quarterly common dividend of $1.90 per share. That represents an annualized dividend rate of $7.60 per share. The company has now paid more than $1.2 billion in common dividends since its inception. Furthermore, IIPR completed a $402.5 million exchangeable senior notes offering during the quarter. However, cannabis tenant defaults and property dispositions remain important risks for shareholders. New leases and contractual rent increases helped offset some of those pressures during the quarter. Nevertheless, IIPR remains an important high-dividend cannabis REIT to monitor during September 2026.

[Read More] 3 Top Marijuana Stocks to Watch in September 2026

NewLake Capital Partners (OTCQX: NLCP) NewLake Capital Partners is another cannabis-focused real estate investment trust worth watching during September 2026. The company provides real estate capital to state-licensed cannabis operators throughout the United States. NewLake primarily uses sale-leaseback transactions, acquisitions, and build-to-suit investments to generate rental income. Following an August acquisition, NewLake owned 35 properties across 13 states. Its leased portfolio included 20 dispensaries and 12 cultivation properties.

Pennsylvania represented its largest market by annualized base rent, accounting for approximately 25% of the portfolio. Florida followed at about 20.7%, while Illinois accounted for another 19.4%. Therefore, those three states account for a substantial portion of NewLake’s rental business. The company works with several established cannabis operators across its portfolio. Moreover, NewLake acquired another Kentucky dispensary in August for approximately $600,000. The company also committed roughly $1.6 million toward property improvements. NewLake’s smaller portfolio provides potential expansion opportunities. However, investors should continue monitoring tenant concentration, vacancies, and cannabis industry credit conditions.

Latest Financials NewLake Capital Partners reported second-quarter 2026 revenue of approximately $12.1 million. Revenue declined 6.5% from approximately $12.9 million during the comparable 2025 quarter. The decline primarily reflected lost rental income from three properties available for lease. However, contractual rent increases and newer Ohio dispensaries partially offset those declines. Net income attributable to common shareholders totaled approximately $5.9 million, or $0.29 per share. Meanwhile, funds from operations reached $9.9 million, or $0.47 per share. Adjusted funds from operations totaled $10.3 million, equal to $0.49 per share. Additionally, NewLake declared a quarterly dividend of $0.43 per share. That equals an annualized dividend of $1.72 per share. Its AFFO payout ratio was 88% for the quarter. NewLake also finished June with $25.8 million in cash and only $7.6 million outstanding under its credit facility. Consequently, its conservative leverage remains an important strength. Therefore, NLCP remains a notable high-dividend marijuana stock for September 2026.

Chicago Atlantic Real Estate Finance (NASDAQ: REFI) Chicago Atlantic Real Estate Finance provides another way for investors to gain financial exposure to America’s regulated cannabis industry. Unlike IIPR and NewLake, REFI primarily operates as a commercial mortgage real estate investment trust. The company provides secured loans primarily to state-licensed cannabis operators in limited-license markets. Therefore, investors gain cannabis exposure through lending instead of direct dispensary ownership.

As of June 30, 2026, REFI had approximately $453.1 million in outstanding loan principal. Its portfolio included 26 companies and produced a weighted average yield to maturity of 15.8%. Additionally, REFI completed an important transaction shortly after the quarter ended. The company received approximately $62.5 million of second-lien notes through the Koach transaction. Those notes are secured by mortgages covering 32 cannabis retail and related properties. However, those properties are collateral and are not REFI-operated dispensaries. This distinction remains important for investors. Overall, REFI’s specialized lending strategy can generate attractive returns. However, borrower defaults and cannabis credit conditions remain important risks.

Latest Financials Chicago Atlantic reported second-quarter 2026 net interest income of approximately $12.8 million. That compared with approximately $13.1 million during the first quarter of 2026. It also declined from approximately $14.4 million during the second quarter of 2025. Management said repayment and deployment timing negatively affected quarterly earnings. However, the company generated $59.2 million of gross originations during the quarter.

Meanwhile, its loan portfolio maintained a weighted average yield to maturity of 15.8%. Approximately 3.7% of outstanding principal was on non-accrual status at quarter-end. That improved from approximately 4.8% during the previous quarter. Additionally, REFI declared a regular quarterly dividend of $0.47 per share. That represents an annualized dividend rate of $1.88 per share. Management expects its 2026 dividend payout ratio to remain around 90% to 100% of distributable earnings. Therefore, investors should monitor credit quality, loan growth, dividends, and merger developments. REFI remains an intriguing high-dividend cannabis stock for September 2026.

A month has gone by since the last earnings report for Innovative Industrial Properties (IIPR - Free Report) . Shares have lost about 6.9% in that time frame, underperforming the S&P 500.

Will the recent negative trend continue leading up to its next earnings release, or is Innovative Industrial Properties due for a breakout? Well, first let's take a quick look at its latest earnings report in order to get a better handle on the recent catalysts for Innovative Industrial Properties, Inc. before we dive into how investors and analysts have reacted as of late.

Innovative Industrial’s Q2 AFFO Beats Estimates, Revenues Miss on Tenant DefaultsInnovative Industrial reported second-quarter 2026 AFFO of $1.83 per share, up 7% year over year and beating the Zacks Consensus Estimate of $1.78 by 2.8%. Total revenues rose 0.7% to $63.31 million but missed the consensus mark of $66.47 million by 4.8%.

New leases and contractual rent escalations supported the top line, while property sales, tenant defaults and lease terminations offset much of the benefit. The operating portfolio was 95.8% leased as of June 30, 2026.

Innovative Industrial Extends Leasing Progress Across Its PortfolioRental revenues, including tenant reimbursements, were $62.89 million compared with $62.87 million a year earlier. Other revenues increased to $0.43 million from $0.03 million, leaving the overall top-line gain modest despite leasing activity.

Innovative Industrial Gets a Bigger Lift From IQHQInterest and other income jumped to $10.75 million from $1.57 million a year earlier. The increase primarily reflected $8.50 million of interest and dividend income from the company’s financial investments in IQHQ, along with interest on the seller-financed note tied to the Perth, NY, property sale.

Innovative Industrial fully funded its $270 million IQHQ commitment by June 30, 2026. The investment consists of a $100 million revolving credit facility carrying a 13.5% yield and $170 million of preferred equity carrying a 15% yield.

The company’s annualized base rent and income from loans and securities totaled $324.69 million at quarter-end. Cannabis represented 87.6% of the mix, life sciences 12.2% and other sources 0.2%.

The quarter included a $16.70 million gain on the sale of the Perth property and a $4.90 million loss on the sale of a land parcel in San Marcos, TX. Gross proceeds from the two transactions totaled $91.77 million.

Innovative Industrial Works Through Tenant DefaultsPayments received from defaulted tenants PharmaCann and 4Front totaled $1.90 million in the second quarter, down from $3.47 million in the first quarter. PharmaCann surrendered its Ohio property in April, and the company immediately entered into a 58,000-square-foot full-building lease with Curaleaf at that location.

For 4Front, Innovative Industrial reached tentative arrangements with prospective tenants for four assets in Illinois, Washington and Massachusetts. The arrangements remain subject to contingencies, including license-transfer approvals, and are expected to become effective after receivership proceedings conclude by year-end 2026 or early 2027.

PharmaCann remained in possession of the New York and Pennsylvania properties with IIPR’s consent while working toward transfers of the existing licenses to new tenants. The company had resolved all pending litigation with PharmaCann related to its prior lease defaults.

Innovative Industrial Bolsters Liquidity and Reshapes Its Debt ProfileInnovative Industrial ended June with $204.7 million of cash and cash equivalents and total liquidity of $299.7 million. Net debt to total gross assets was 14.2%, while net debt to adjusted EBITDA stood at 1.7 times.
